This beautiful apartment may be on the smaller side, but the layouts are super smart! This clocks in at less than 40 square meters of floor space, yet it make the most of the compact layouts by striking the perfect balance between openness and functionality. And get ready to redefine your loft goals: this apartment features lofted bedroom and office, clearing out plenty of space for other lifestyle necessities.
I spent the first 18 years of my life occupying Harry Potter–size quarters in an otherwise spacious house—and feeling as if I was the lucky one. And though I’ve since gained a bit more elbow room, I’ve been gratified to watch the tiny house movement mushroom in the past decade. (And yet frequently let down by the twee hippie-gnome lairs that await beyond so many downsized front doors.) More architects ought to join the downsizing crusade—but, fortunately, enough have that the seeds of first-rate minuscule design have been planted. Here are some standouts, many of them from Remodelista and Gardenista’s own greatest-hits archive.

This project presented to us by architect Channa Horombuwa is a conversion of a half-way done ordinary-looking house in Dompe, Sri Lanka into a contemporary piece of architecture. The house was at the half way mark, without a roof but with a collection of raw brick walls and slabs, when the client realized that the outcome of the house was not going to be what he has been expecting. The new residence now consists of five bedrooms, three bathrooms, large living, dining, pantry, TV lobby and kitchen. The Gym is a separate section located next to the pool.
The large living room with a double height opens out to the large front garden on one side and to the swimming pool and deck on the rear side. The intension was to maintain the outdoor indoor relationship very effectively with the use of large glazed panels. The entrance lobby or the stair lobby is once again a double height space with a floating staircase running in one stretch as a feature on one side against a textured colored wall with a series of glass openings at random sizes. The garden runs around the house and joins the swimming pool at the rear end. The glass floor above the deep end of the swimming pool is a special feature and a popular seating space for the visitors. [Photos and information provided by architect Channa Horombuwa]

french firm RMDM architects have recently completed ’10 very high performance apartments’, a social housing building within the 18th arrondissement of paris, france. with the encompassing urban block undergoing transformation, this pair of structures offers a home to lower income residents while an outdoor area for repose creates a vegetated buffer zone between the building and densely developed district. an entry elevation clad with vertically sliding aluminum cassette panels in three tones of white to gray activate the facade projecting a structure which is entirely closed off from the surrounding environment or dynamically adjusts to the daily activity of dwellers. the hinges allow the shutters to be opened in diverse degrees, offering privacy and protection from solar gain.
a U-shaped plan wraps an open-air patio to benefit each of the units from natural daylight. living spaces are oriented to overlook the dynamic and communal spaces. two of the roof wings feature terraces while a row of inclined solar panels mirror the exterior’s aesthetic and support hot water production. Any modern resident of a big city knows very well what lack of space means. Many of them have to live in small apartments or lofts so that space-saving solutions are very much appreciated. This loft is located in New York City, the owner is a bachelor. Thanks to high ceilings and big windows the space looks bigger than it is. The color scheme is right for a guy: white, black, red and grey. Every single piece is not only stylish but it fulfills several functions in order to save the space. There are big modern lofts in NYbut this one is very practical, has everything necessary and strikingly stylish despite of its size. The style is minimalist, the loft looks very comfortable and cozy. The owner chose very stylish and beautiful accessories, art works and plants to finish the design.

Marlborough House is a project implemented by architecture company superkül and consists of a home conversion in Toronto, Ontario, Canada. Here is more from the press release we were sent: “The many original interior partitions of this small house in Toronto were removed to create a remarkably welcoming and well-lit house characterized by its open relationship to the landscape out back. Ash wood millwork and a stone floor on the ground level tie the interior of the house to the crushed gravel courtyard outside, which features a small cedar garden pavilion. Dark-bronze anodized window frames provide a counter-point to the light interior palette and buff bricks on the street facade.
The tall windows on the three storyvoid at the centre of the plan provide a generous light to the rooms around it, including the principal washroom, which is separated from the void by a translucent, stretched vinyl panel. Cast glass pendant lights hung at different heights in the void create an optical shift that playfully distorts the scale and height of the void”. This is Cabin GJ-9, a modern adaptation of the standard design. It’s situated in Bjergøy, Norway and it was a project by Gudmundur Jonsson Arkitektkontor. The cabin was designed as a space able to adapt to multiple settings. It was designed with no particular site or environment in mind. It’s also a product for mass-production distribution. The main idea behind this project was to come up with a new concept and a general idea for a cabin that would be able to integrate in a variety of places.
It was designed as a cozy cabin that would most likely be places somewhere where there are beautiful views. The cabin features two volumes. They contain the bedrooms and the service area. There’s also a living and dining space in a glazed pavilion in between these volumes. This area has connections to nature in all directions. The cabin has a large roof that accentuates its design and also provides protection for the terrace during rainy days.
The roof also tends to give the impression of a much larger space that it actually is. The Cabin is small but very well planned. The different areas are nicely separated and yet the whole design is brought together by the terrace and the roof. Since the cabin was designed as a modern space for those who like to spend time close to nature and admiring the views, it has lots of glass walls. And since the roof is very simple and also large, it offers the possibility of creating a roof terrace as well. (Ganea)

Modern house design built on urban lot with dimensions of 6 x 24 m. This modern house designed in open-plan, a transparent style, lighted and ventilated at the front and back. The house exterior structure is cubic-like, full of large glazing windows and structured by steel reinforced concrete cast and slabs in prefabricated concrete. The interesting design idea of this modern house design is the interior design layout that has split-level. Split-level interior structure developed to organize 150m2 volume because it’s sloping terrain and spacious interior needed. The interior distributed in over half levels and create a three story zone of building volume with beautiful unclear floor interior division. Both exterior and interior has wooden and iron elementals, combine with rawness of concrete this modern house is simple and economical but looks beautiful. First floor split-level spaces are containing kitchen-dining room and half-level is for living room and entrance area, while all infrastructures including water tank, heating and sewage treatment system placed in lowest level of the ground. Nest to kitchen-dining is simple modern outdoor garden. Second floor level for space between area and bedroom&bathroom. Third floor level area contains workspace office with compact library and master bedroom suite (including bathroom), and the half level is outdoor terrace to capture the city landscape beyond.

A hammock and decorative rock materials contribute to an original atmosphere. The living room is the core of the home, with plenty of seating space, a color palette based mainly on black and white and a lovely dining table. The fact is undoubtedly undeniable that it is very hard to decorate a small bedroom efficiently to maximize space. Here’s a solution that every house owner would like to introduce in his room – Loft beds. It is compact and looks attractive, is extremely space saving and allows multiple utilization of the premium space. Barcode House is a beautiful contemporary home located in Washington DC and designed by David Jameson Architect. Its name comes from an exterior design detail which consists of a series of horizontal lines which resemble a huge commercial barcode.
This amazing residence is a mixture of old and new, heavy and light. Due to the lack of site space the house is vertically oriented as a solution. Moreover the architect used a lot of floor to ceiling windows in order to create a light, airy space and also gave the rooms the sense of grandeur.
As you can see throughout the entire house the color palette is made out of neutral colors, white and grey which make the space feel bigger. Furthermore every room is furnished in a way that gives the place a great sense of openness and it makes the most out of the minimal.
The Barcode House is a highly functional, high tech and a very high on style home. It has multifunctional, multitasking kitchen, equipped with beautiful stainless steel appliances. This residence is surely noticed in the neighborhood. It is simple, gorgeous and has a clean design.

The small apartment that we would like to showcase in this post can be characterized by tastefulness, space and functionality, despite its modest size (40 square meters). It consists of one room and an alcove, plus bathroom. The living room is the core of this beautiful crib. The openness and direct contact with the kitchen makes this apartment the obvious place for entertaining and socializing. The wide windows ensure a proper amount of natural light which during day time is reflected by the white walls, creating the feeling of expansion. A charming wooden dining table and a home office were also well integrated in the living room. The alcove accommodates a large bed and three cabinets for storage above it. For a more secluded and private bed, a good idea would be placing a door between the sleeping area and living room. All in all, a charming small crib and a good source of inspiration when decorating.
